  • Flat lots between Ventura Blvd and Vanowen commonly run 7,500–12,000 sq ft — room for a full 1,000 sq ft detached unit with real separation from the main house.
  • Hillside parcels north of Mulholland Drive and in Warner Center's western edge trigger Baseline Hillside Ordinance review, grading limits, and often caissons.
  • Mature oaks are frequently protected — a protected tree within the build footprint requires a permit and an arborist report, and can force the ADU to move.

Zoning note: Reviewed by LADBS under the citywide ADU ordinance. Portions west of Topanga Canyon Blvd fall in a Very High Fire Hazard Severity Zone, adding Chapter 7A requirements and LAFD clearance.
